Dirty Latte Co. serves the Water Garden in Santa Monica from Monday through Thursday, working out of a cart on an office campus between Colorado Avenue and 26th Street. A permanent storefront is coming in the same complex, which makes this the Westside address to watch. Here is the part we love: the cart has been on this property since 2022, so the storefront is a long residency turning into a real address. The team announced the space in May 2026 and posted on July 7 that it had the keys, and until the doors open the cart is how you order. The full matcha lineup pours here, from the vanilla Matcha Mami to The Animal, which is the shop's ube leche with matcha over the top. The dirty tiers are worth knowing before you get to the front: one shot makes it dirty and three make it filthy. Ordering runs through the Square storefront, which is built around ordering ahead so a drink is waiting when you walk up, and the campus has its own parking. Service starts at ten in the morning.
